The Center Point Renewal Districts has three sub-districts that have formed to accommodate either different proponents or different objectives.
The Center Point District was established in 2002; its original 287 acres were expanded by 48 acres in 2005 to add the Stateline business park. The open land in this District is quickly being developed as retail, manufacturing and light industrial uses. Sysco Foods opened a regional distribution center in 2005, bringing 170 jobs to Post Falls. 84 Lumber recently opened 7 buildings in the District, and will, at full production, employ 75 people. This District's assessed value has increased by $15 million. The District plan will terminate in 2022.
The Post Falls URA is assisting in the extension of sewer, water and public utilities to serve this District. Additionally, the Agency is funding the improvement and expansion of a major arterial road (Seltice Way) providing access to this District, and the construction of interior thoroughfares and circulation streets and sidewalks, drainage and other public improvements to support a major commercial development in this District. Finally, the Agency provided one third of the funding to assist the City construct a new water reservoir that will improve water services and water pressure throughout the western portion of the City and has agreed to reimburse developer partners for the construction of several new sewer lift stations that serve the overall District.
The District has currently attracted a total of three large employers who have built or are building new buildings to accommodate their commercial and service operations. These include SYSCO, a major food distributor, 84 Lumber and Truss Manufacturing, and the national retail chain Cabela's which will complete construction of a new 250,000 retail facility in November of this year. Completion of the Cabela's facility is projected to result in the development of an additional 400,000 square feet of commercial, retail, hotel and restaurant construction over the next three years. The Agency will construct a five acre "park and ride" facility to accommodate public transit and to provide carpool incentives for the many North Idaho residents who work in the Spokane metropolitan area.
A portion of the plan for this District includes the construction of support and frontage roadways to accommodate the planned interchange at Beck Road and Interstate 90 which the proponent will construct in partnership with the State Department of Transportation pursuant to the STAR legislation.
Employers who have built new facilities in this District have provided a total of 474 manufacturing, retail and service jobs. When all improvements have been completed in the District, the Agency projects that a total of 1,800 new jobs will be provided within the District.
Private Sector Employers - Number of Employees attracted to the Center Point Urban Renewal District
The Center Point Urban Renewal District (created under the "disadvantaged border community" provisions of the Urban Renewal Act to create jobs, address road and traffic control issues and extend infrastructure): This District was created in 2005 and has a 17 year life (close in 2022). To date, employers providing a total of 474 new jobs have located into this District in newly constructed buildings:

A total of three new service and manufacturing employers have leased or built newly constructed light industrial space in this District. Major employers include SYSCO (restaurant service), 84 Lumber and Truss Fabrication and Cabela's (250,000 square foot retail and distribution center). A total of 400,000 square feet of retail, restaurant, hotel and commercial space is scheduled to be developed in this District over the next two years, increasing employment in the District to more than 1,800.
In addition to the public infrastructure being provided to this area by the Urban Renewal Agency, the Agency has partnered with the City to develop a new water tower that has improved pressure and service to the entire western portion of the City of Post Falls, extended sewer and water services and installed several major sewer lift stations. The Agency will also develop a five-acre "park and ride" facility to assist in carpooling and public transit, which, upon completion, will be owned by the City of Post Falls. Finally, in conjunction with the construction of a new interchange at Beck Road and Interstate 90 (in the center of this District) the Agency will fund additional traffic and road improvements to improve access and circulation throughout the western portion of the City of Post Falls.
